James Berkley, a former part-time real estate investor turned full-time in 2021, has seen tremendous success in the industry. Starting with a monthly income of $25,000 to $30,000 from his personal real estate portfolio, Berkley has now increased his earnings to around $70,000 a month as of June 2024.

Transitioning from an investor to a syndicator, Berkley raised $7 million in just four months for his real estate fund, with $605,000 of his own money and the rest from 21 different investors. He quickly deployed the funds to purchase about $25 million worth of property and started paying a 12% dividend, which he later increased to 15%.

Berkley’s success can be attributed to years of hard work and experience in the real estate market. Starting in 2013 with his first property, a condo in Boston, Berkley gradually built his portfolio by buying and selling properties, eventually moving into commercial real estate with a focus on medical buildings.

With the launch of his two funds, Berkley has raised a total of $31 million, offering generous terms to his investors and personally guaranteeing debt to secure better returns. His success in raising funds is a testament to his track record and relationships in the industry.

For aspiring real estate investors, Berkley recommends starting with a beginner-friendly strategy like house hacking, which involves renting out a portion of your home to offset your mortgage.
